The truth, of course, is that you don't just buy a house to "make money" you have a house for security: you don't worry about being turned out by a landlord and the end of the lease; you can make it your own (subject council regulations). I would suggest that if you bought into Perth's property market in circa 2001/2003 you'd still be "laughing". But that "boom" in the 2000's was exceptional - especially 2004 - 2006. It is not normal for the median price of housing in a city to got up by about 40% in a single year! That said, we're not going to see a "crash" until the listings go up quite a bit, back to the 2011 levels when a crash threatened. The number of sales seems to have dropped dramatically in the last month according to REIWA, but won't cause a fall unless more people list for sale.
